Your home’s roof plays a critical role in your home’s structure. Without a durable roofing system, you don’t have a home that you can feel safe and comfortable in.  This is why it is so important to take care of your roof, this includes completing bi-annual or at the very least annual check ups to see if three is any damage or potential weak points. Identifying areas that need attention early can save you a lot of stress and money in the long run.

To assist with your inspections, we will highlight a few signs that can indicate your home requires potential roof repairs.

Interior First

Before checking the outside of your roof, it would be best to start inside, more specifically in your attic. It is more likely for you to spot signs of weakness from the inside of your home rather than the outside. One sign to look for in your attic is water stains and streaks, both of these are indicators of a leaky roof, another sign to look for is beams of daylight. If light can sneak through your roof, you better believe water can too.

Papers and Documentation

Another good way to check if your roof needs any repairs is to trace back your steps and find out when was the last time you had something done to your roof. You can find this by looking at your records and receipts. For example, if you have an asphalt shingle roof and the last time you changed it was 20-25 years ago, then it is probably time to look into a new roof as your existing one is nearing the end of its lifespan.

Shingles Check

Heavy storms and other severe weather conditions can lead to disrupting the condition of the shingles of your roof. The shingles should be laying flat on the roof’s surface so if they are doing anything other than that, then you should look to change or repair them immediately. While you are up there, it’s best if you check the gutters for shingle granules and even pieces of shingle. If you happen to find a lot of granules or chunks of shingle, this is an indicator that your roof needs attention.

Signs of Rot

If your roof is experiencing any sagging or drooping, then it is definitely time to replace and repair as this is an indicator that your roof is experiencing rot and trapped moisture, which could negatively affect your living conditions. It is best to check the lowest points of your roof because that is where these signs will be the most prevalent.

Plant Growth

Moss and other vegetation growing on your rooftop is not a good sign. These simply just don’t go together. If you spot growth on your roof, then it is more than likely that your shingles have trapped moisture and this could inevitably affect the stability of your home.

Inspecting your roofing system yourself for any signs of damage is a fairly easy task, knowing what signs of damage to look for makes your inspection more effective and can save you stress and money down the road. If you spot something that just doesn’t look right, don’t hesitate, call a professional roofer to inspect your roof and complete any repairs that are needed.
